MDOS connects AI-enabled land screening, 5D BIM automation, robotic construction workflows, and digital twin generation into one end-to-end stack — the platform every MDI project runs on.
What is MDOS
MDOS — the Moderne Development Operating System — is MDI's proprietary SaaS-based platform connecting every phase of a construction project. AI land screening, automated BIM, robotic workflows, and live digital twin monitoring — all in one connected stack. Every MDI project runs on MDOS. Every project makes it better.
End-to-End Workflow
Six connected stages. No gaps, no handoffs, no re-authoring between systems. One input, one pipeline, one output.
Platform Capabilities
Each module addresses a specific phase of the construction lifecycle, connected into a single uninterrupted workflow from opportunity to delivery.
Before a dollar is committed, MDOS evaluates parcels against zoning requirements, development potential, regulatory constraints, and financial viability — automatically. What used to take weeks of manual due diligence is compressed into a structured, repeatable screening process backed by MDI's proprietary methodology.
MDOS generates full AEC-ready BIM packages from a library of site-adaptable designs. Using MDI's VERTIKAAL integration, every project produces 5D Building Information Models — geometry, structure, MEP coordination, cost estimation, and engineering specification — in one digital package, without manual re-authoring.
MDOS translates BIM directly into robotic print sequences — no manual re-authoring, no translation layer. Wall assembly systems are specifically engineered for 3D concrete printing (3DCP), robotic assembly, and MDI's proprietary Modular wall system. Technology-agnostic from the same BIM input.
The same BIM model that drives 3D printing also generates tunnel-form, SCIP panel, and modular construction sequences. One design input, many build paths — allowing projects to use the optimal construction method for their site, budget, and delivery requirements without redesigning from scratch.
Every MDOS project produces a live digital twin — a continuously updated model of the physical build. Not static documentation: an active monitoring layer capturing construction progress, QA data, and as-built conditions for iteration, asset management, and redeployment on future projects.
Validated MDOS builds are fully redeployable. Once a design, workflow, and robotic sequence has been proven on a live project, it becomes a reusable asset in the platform library — deployable across markets, geographies, and project types. The designs carry over. The BIM carries over. The robotic code carries over.
Defensible IP
MDOS is not just workflow — it's proprietary intellectual property with four utility patents filed and ten additional filings in preparation across US and international jurisdictions.
Proprietary methodology for direct conversion of 5D BIM data into robotic construction sequences — eliminating the manual layer competitors depend on.

The system by which as-built project data feeds back into the MDOS design library — making each subsequent project faster and cheaper.
Building designs specifically engineered for robotic construction — adaptable to site constraints while maintaining full MDOS pipeline compatibility.
Alpha JV Program
MDOS is in pre-commercial Alpha. We're co-developing real projects with early-adopter builders and developers — validating the platform live, delivering real returns, and locking in preferred commercial terms.
Whether you're a developer, builder, or investor — if you're ready to move beyond the old way of building, we want to hear from you.
